California claims most expensive real estate ZIP codes in US

No surprise – California and New York take the top spots in the most expensive ZIP codes to live in within the United States.

In its fourth annual Most Expensive ZIP Codes Report, RealtyHop pulled every real estate listing advertised in the United States so far this year – 3.64 million of them – and sorted these properties by ZIP code.

The company then ranked these ZIPs by median price, resulting in a list of the most expensive markets in the nation right now. Here are the key findings:

  • For the fourth year in a row, 94027 in Atherton, California, is the most expensive ZIP code in America, with a median price of $7,950,000
  • California has 61 of the most expensive ZIP codes, the most of any state, and two more than last year
  • Only 12 states made RealtyHop’s list, one less than last year
  • Los Angeles has the highest number of expensive ZIP codes per city, with seven, followed by Newport Beach with six, and New York City with five
  • New additions to the top 10 most expensive ZIP codes include 92067 in Rancho Santa Fe, CA, 92661 in Newport Beach, CA, 94022 in Los Altos Hills, CA, and 98039 in Medina, WA
  • The expensive ZIP codes are less expensive this year, likely affected by market uncertainty. Fifty-three ZIP codes now have a median price point of at least $2,500,000, compared to 61 in 2022
  • The median price point out of the 100 most expensive ZIP codes is $2,597,500, $152,000 lower than last year

The 10 most expensive U.S. ZIP codes
The country’s most expensive ZIP codes reside in commonly expensive regions, such as upscale California neighborhoods and towns with beach-front properties in Florida and New York.

In the most expensive ZIP code in the country, 94027 in Atherton, California, the median price is a startling $7,950,000.

The second most expensive ZIP code, 90210, Beverly Hills, California, boasts luxurious properties at a median of $6,290,000.

The 11962 ZIP code in Sagaponack, New York, dropped one spot to third place this year, with an unchanged median price of $5,900,000.

Most expensive 12 ZIP codes are concentrated in 12 states, with more than half in California and New York
In 2023, the 100 most expensive ZIP codes reside in just 12 states, with 79 percent in New York and California.

California has 61 of the most expensive ZIP codes, New York with 18, and Massachusetts and New Jersey tied for third place, each with four.

For the fourth year in a row, Los Angeles is the most expensive city in the country
Los Angeles has seven of the country’s most expensive ZIP codes, while Newport Beach is close behind with six ZIPs.

Bel Air Estates and Beverly Glen 90077 is Los Angeles’ most expensive ZIP code (21st overall), with a median price of $3,500,000. Pacific Palisades 90272 is second, followed by Brentwood 90049.

New York market
New York hosts 18 of the 100 most expensive ZIP codes, which is four fewer than last year.

The four ZIP codes that did not make the list this year include 10001 in New York City, 11968 in Tuckahoe, 11937 in Northwest Harbor and 11978 in Westhampton Beach.

The top three most expensive ZIP codes in New York became even more expensive this year.

Each ZIP code features multiple homes on the market and provides various opportunities for luxury buyers.

New York City houses five of the most expensive ZIP codes this year, one less than in 2022, and three of the ZIP codes became cheaper.

ZIP code 10013, which covers parts of TriBeCa, Chinatown and NoLita, decreased 9.7 percent in median list price.

Real estate in 10012, which includes NoHo and SoHo, also softened, as the median asking price went down 4.86 percent year-over-year.

11231 remains the only Brooklyn ZIP code on the list, with the median asking price reaching $2,175,000, 3.57 percent higher than last year. This ZIP code covers Carroll Gardens and Red Hook, two neighborhoods with growing new condo developments and townhouse renovations in the past couple of years.

Methodology
The RealtyHop Most Expensive ZIP Codes Report analyzed the most expensive ZIP codes in the United States using more than 3 million for-sale listings drawn from the RealtyHop database during the period between Jan. 1and Oct. 15, 2023. To produce the ranking, the median price for each ZIP code was calculated and sorted from most expensive to least.

The following building types were used to calculate median sales price: condo, co-op, house, multifamily, residential, townhouse and triplex.

Any listings classified purely as “land” were excluded from the study. Any listings with invalid ZIP codes, including single-building ZIPs located in New York City, were also excluded.
